Bean's Roofing

My wife and I own a building that gets photographed almost every day. It had a flat roof that appeared okay but leaked. I did my research, got quotes from four licensed roofing contractors, then chose Bean’s Roofing. Bean’s Roofing was not the cheapest bid but they were easy to talk to; offered to do more than others to ensure a leak free roof; and complete the job in a timely manner. They did what they said they would, and we are very pleased. Our flat roof was replaced with a fiberglass solo base sheet then covered with a sheet of 60mil TPO (Thermoplastic Polyolefin). The roof was replaced following manufacture specifications and the area was kept clean throughout the entire process. I can recommend Bean's Roofing for all your roofing needs. As an owner of several properties, Bean’s Roofing will be my first choice when needing roofing repairs or replacement. Update 12/7/2019 Recently we have received lots of wind and over 5" of rain, thankfully no leaks found anywhere under the flat roof. I additionally had Eric Bean preform a maintenance check on another roof where I previously had some leaks. Eric completed preventative repairs and so far, no leaks there either. I feel it's important to think ahead and have the job completed well before the rains arrive and get completed what's been recommended. FINAL UPDATE 5/29/2023 Unfortunately, Bean's Roofing has gone out of business. Upon needing additional roofing repairs, I was advised to contact Ribas Roofing in Atascadero, which I did do. I ended up using Ribas Roofing to do a roofing replacement using a TPO product on another building, thanks to Sandy Bean.

Bean's Roofing replaced the roof on my 70 year old home. The roof was 1 inch tongue and groove over rafters and a single layer of rolled roofing paper on top. I had researched remedies for this ancient roof and I decided to go with iso insulation on top and TPO Thermoplastic Polyolefin) roofing "membrane". Carlos came out to assess the roof and suggested just that and walked me through the details. Scheduling was problematic over time from my both my end and Beans but Eric worked with me to get the job done. Beans Roofing is in high demand! The job: Eric and crew came in force at 7 am sharp. I think I counted 9 people on the job at one time. The job went like clockwork. The thin roofing planks over beams created a challenging installation but I watched the crew lay down the materials with care and precision. The job was well organized and the crew was very courteous, always asking permission for use of an outlet (charging battery packs) or entering the interior (spotting the beams for topside crew). By 3pm the job was done. 1500 square feet of roof sealed and delivered. Throughout I noticed crew doing cleanup and checking for debris. They did a walk around with a magnetic bar several times to check for screws/nails. They left the property looking better than when they arrived. And the roof looks great! Lowered the thermostat on the heater the first night. I would highly recommend Bean's Roofing. Thanks Eric, and Crew! FOLLOW UP: April 8th, 2021. It’s been about a year since Bean Roofing re-roofed the house. On Wednesday Morro Bay had a record high temperature of 90 degrees. Inside the house the temp topped at 77 degrees at 2pm. Had my roof done in 2017 due to a leak in the spare bedroom. I didn't do my dude diligence and didn't research enough on roofing contractors. 5 not so rainy years later the roof started leaking again in the same spot, called beans and they told me their work warranty only spanned 3 years and there was nothing they could do about it. They sold me the material as a 15-20 year warranty, isn't worth much if they don't warranty their work. Will not be using them in the future.
