Madera Roofing

*Revised* New construction single owner. Roof is 6 years old. Inspected potential valley leak, flashing installation defects lifting off roof deck and penetrated multiple shingles and nail pops. Removed four shingles in associated area . -The double shingles stacked in the valley will prematurely fail because shingles that are stacked have a higher likelihood of failure ( especially with the valley heat). But is a low cost valley install not recommended by many installers or in harsh climates. (Source undisclosed to protect business name ) Contact out of county reputable roofing companies to substantiate claims to avoid any conflicts of interest or simple google search will reveal consistent information. -Improper nail sizes building code requires that nails be able penetrate into deck sheathing by 3/4”. The nails used are 3/4” so the nail had to pass through two layers of shingles, valley flashing and underlayment before even reaching roof deck. (Ref Cal building code R909.2.5 Fasteners) -All parts of roof where shingles needed to be cut are not straight or square. (Cosmetic?) There are questionable areas where water intrusion may occur. Would require significant roof removal to determine if water has entered attic area since attic space is inaccessible. Concerned all from shingles not being cut straight. -Step flashing and wall flashing overlap is oriented to allow water from roof slope to go under wall flashing. Sealant was used to cover seam. [Ref Cal building code R903.2 flashing (purpose of flashing)] -All plumbing vents on roof are taped and painted vs rubber boots. Temporary fix over permanent install. Supposedly fixed but unable to verify due to the shingles in area have been sealed to drip flashing unable to confirm fix without risking damaging the shingles and drip flashing. (Ref Cal building code R905.1.1, R905.3.3 Underlayment) - Roof is out of warranty both from home builder and Madera roofing It’s your home you decide!! TIP: If you are moving into a house have your home inspector walk the roof diligently and get issues documented no matter who conducts your installation prior to warranty expiration.
