On November 24th 2025, Shelby's Pest Control, in criminal conspiracy with Ferguson & Brewer Investment Co., heavily saturated my private back patio area with chemicals without the legally required 24-hour notice or our consent. This was not a minor overspray; the technician blindly launched the application directly over my perimeter fence without site access, heavily saturating the area so that chemicals were directly beading and pooling across our sliding glass doors, the metal tracks, the concrete patio, and my personal belongings. The weather that day was completely clear with zero rain or cloud cover, meaning the heavy moisture and pooling were exclusively the result of direct, deliberate chemical application. Most alarmingly, this purposeful saturation occurred just 10 to 15 minutes before my family and our companion cat were about to step outside. This space directly contains my essential therapy chair, which I rely on for my C-PTSD and Agoraphobia exposure treatment. Because I am a homebound, disabled tenant dealing with critical health crises—including systemic spine and nerve damage that threatens paraplegia and malignant nodules on my thyroid—this unexpected contamination triggered a severe panic and a raw fight-or-flight response. That surge of adrenaline was the only thing that gave me the physical strength to connect heavy garden hoses and drag them to my back patio. I was forced to handle a hose completely soaked in the chemical application without gloves to try to wash down the chemicals myself. Coming into direct, unprotected contact with unidentified chemical agents poses severe health risks, including acute dermal toxicity, respiratory irritation, and potential systemic nerve damage. Furthermore, had my companion cat walked across the saturated patio, she would have faced life-threatening danger. Cats lack the liver enzymes necessary to break down many common pesticides. Walking on these wet chemicals and subsequently grooming her paws would result in direct ingestion, leading to acute neurotoxicity, uncontrollable tremors, seizures, and potential death. Having to mitigate this dangerous situation manually caused an immediate physical toll, directly aggravating my existing health conditions. Since I filed regulatory complaints with the Department of Real Estate (DRE) and the Butte County Agricultural Commissioner, there has been a complete lack of transparency: The Cover-Up: Shelby's is claiming to investigators that they used non-toxic Essentria IC3 oils. However, my daughter and I stood directly in the saturated area minutes later with zero odor. True IC3 has a notoriously strong, distinct peppermint and rosemary scent that lingers. The lack of any scent points to the use of a completely different, undisclosed substance. The Admission of Deliberate Action: I have written text message evidence from complex management directly admitting to the application, confirming the technician sprayed the area intentionally. The Settlement and Abatement Attempts: Immediately after these regulatory investigations were launched, Ferguson & Brewer Investment Co. initiated immediate attempts to resolve, settle, and abate the issue. Their rapid pivot from denial to offering a financial resolution the moment regulatory authorities intervened points directly to an effort to quietly contain the situation after the safety violations were exposed. Saturating a tenant's living space and vital medical equipment without notice or accurate chemical disclosures is completely unlawful, and the resulting physical strain on a vulnerable resident is unacceptable. Avoid Ferguson & Brewer Investment Co. and Shelby's Pest Control at all costs.
